Issue #10 Summer 2016

Welcome to the Metrapanel Newspanel Summer Issue

As the year comes to a close we reflect on a year that for Metrapanel has seen our team within the factory and our wider installer network come together under adversity and go from strength to strength, with the business repeatedly exceeding all previous sales and manufacturing targets throughout the year.

This year we have seen close to 9,000 panels go out the gate to build over 300 homes around the country. The Metrapanel Ceiling System has been installed on an additional 430 homes and this number continues to grow on a daily basis. We have expanded our Installer network by four new gold installers, trained 30 new builders and three new truck drivers. 

Metrapanel has also welcomed to the factory potential developers, installers, and large scale customers to come and view our remanufacturing facilities and processes and get a real understanding of the product, a presentation on how the system comes together and what happens in the factory. If you are interested and would like to have a factory tour, please contact Melissa Savage.  Currently we have the ability to produce panel for up to two houses per day and with the possibility of additional shifts and staff, we have the capability to double capacity very simply.

Developers, investment property owners and retirement village operators, along with government departments are realising the benefits of utilising Metrapanel as the preferred construction method for their projects.  Even though we have been around for 25 years, changing perceptions of how a house “should” be built in New Zealand is not an overnight process, but from experiencing constant new installer enquiries, significantly increased sales figures and industry awareness growing monthly, Metrapanel is becoming the preferred solution in the industry for speed of construction, durability and ongoing maintenance cost savings.

We look forward to seeing what the New Year holds for Metrapanel, our installers and the industry.  With the building boom not looking like it will be slowing down any time soon, the sky is the limit for us all.

Metrapanel has a strong focus on establishing and developing solid working relationships with Strategic Partners and year on year have enjoyed, and are very proud of our partnership with PrefabNZ and the relationship we have built with Pamela Bell since being a founding member from 2008.  We believe PrefabNZ plays an integral role in the industry and it is evident that the effort their team has put into educating various sectors on prefab methodology is now starting to achieve some real traction in the market. It is a credit to Pam and the team, and we applaud them for this.

Lower Waikato River Trout Sponsorship

Metrapanel was a co-sponsor for the recent Lower Waikato River Trout Contest.  This annual fishing contest takes place in the Waikato River with fishing from Lake Karapriro all the way to Port Waikato...read more  Even with flooding and torrential rain during the week leading up to the event this year, it attracted 118 anglers vying for over $7,000 in prizes.

As the fish were being weighed in, John Charteris (one of the event organisers) was also conducting migratory research on some of the fish that were caught. - It was a good way to track a fish through the river from their spawning grounds, to where it was caught.

This is another great community event that Metrapanel is proud to support.

In the industry

The Metrapanel System is already here and has been for the last 25 years! Having provided and installed panel for over 9,000 homes nationwide, with a strong history boasting only positive experiences and a current network of 15 Licensed Installers and 127 Certified Builders, we have a factory capacity to take on extended growth throughout New Zealand, however we are still looking for some more key installers to hand these opportunity over to.  Please contact Melissa Savage if you have any queries or would like to discuss this opportunity in further detail. 

New Zealand Property Investors Federation Annual Conference

Nathan, Karen and their team at Custom Construction exhibited and presented at the New Zealand Property Investors Federation Conference in October. With around 400 delegates attending the three-day conference, the Custom Construction team did a fantastic job promoting themselves and Metrapanel.

  

Northland Home and Leisure Show

Tradeline Builders and Marine exhibited at the Northland Home and Leisure Show in October.  They have exhibited at the last two shows and found it to be a great way to connect with new and existing clients. Tradeline always has an innovative stand, this year was no different with Aaron building his own Metrapanel furniture to use around the stand.

PrefabNZ + RVA

The annual PrefabNZ+RVA event was held in Auckland this November.  Metrapanel enjoyed being involved with PrefabNZ/RVA and value the events they provide to the Retirement Sector. Issue #9  Winter 2016

Welcome to the Metrapanel Newspanel Winter Issue

Metrapanel has seen tremendous growth in the first half of 2016, this has been reflected in the industry as a whole. The national value of construction has experienced sustained growth averaging 7% per year since 2011, and is forecast to grow to a peak of $37 billion in 2017.   Referring to the BCI Pipeline Report for Q2 2016 for project within the concept and design stage, the year on year change Q2 2016 vs Q2 2015 show an increase of 24%, and a quarter on quarter change from Q1 2016 to Q2 2016 again shows an increase of 144.4%.  The busy residential market has been hitting the headlines but it is clear from the level of new proposals that develops clearly see plenty more scope for some time to come.

This in turn, represents a rate of growth not seen in over 40 years, and forecasts indicating a peak in 2017 that represents 20% ($6.2 billion) more value than at the end of 2015.  With the focus for most council unitary plans being to increase the number of medium to high density dwellings, the number of multi-unit dwellings consented each year in Auckland is forecast to continue to increase and is expected to overtake detached dwellings by 2021. 

Metrapanel’s IT Wall system is one of the narrowest IT Wall systems on the market, being only 172mm wide. It boasts a STC61 sound rated, with no proprietary linings. NZ Foam

Orange is the new pink

Polyurethane spray foam has distinct advantages over traditional forms of insulation currently on the market.  It is known internationally as the best thermal insulation available and has been used on selected Metrapanel projects in the South Island over the last few years.  Having been invented by NASA in 1953 to insulate spacecraft, NZ Foam has brought this insulation product to the New Zealand residential market.

In the community

Metrapanel recently sponsored Huntly local Phobe Comins, to help her get to the 17th International Va’a Waka Ama Federation World Sprint Championships in Lake Kawana on the Sunshine Coast, Australia.   It was attended by the best of the best from 23 countries and 2200 paddlers battled it out on the water for world championship titles.  Phobe’s team ranked 9th for the 1000m and 10th for the 500m races.  Phobe said the experience has given her a real fire in her belly to push further and do better at the next World Sprint Championships in 2018 in Tahiti.

RVA Annual Conference in conjunction with HPA

  

Over the course of the two day RVA conference, the Metrapanel/HPA stand was well frequented by attendees, most were interested in learning more about the Metrapanel system and what products are available. Several owners who were either extending or building new villages expressed interest in using Metrapanel after discovering the benefits of speed of construction, durability and reduced maintenance. Also exhibiting was PrefabNZ with their UNIpod on display - we are proud to be involved with this project and which also complimented our stand very well showing a cut through wall section of Metrapanel.

BuildNZ/DesignEX Christchurch 2016

Metrapanel in conjunction with two of our platinum installer Laing Properties and ICS, recently exhibited at the BuildNZ/DesignEX over three days in Christchurch at the beginning of August.  Overall we felt the event was very successful. The increase in brand recognition for all three exhibitors through the targeted market of specifiers and builders was definitely worthwhile.  We got to know and establish potential working relationship with some of our competitors and discover other complimentary products that can aid in producing an complete overall solution for the clients in many different markets. Context Architecture Workshop

EBOSS now manages an in-practice product forum across architectural practices and tertiary institutions. TechEd forums consist of 8 -12 themed product displays. They are curated displays with good models and technical staff in attendance to answer questions. The first TechEd forum for Context Architect was held on Thursday 14th July.  The theme was Inter Tenancy Walls showing the range of products available and how they are installed, Metrapanel was invited along with GIB, USG Boral and James Hardie.

June saw Metrapanel run a training workshop in Queenstown, training seven builders.  The next day we ran a Driver Training session with R&R Haulage in Cromwell, sending 2 team members through.  With the current growth in the Queenstown and Cromwell areas, we are excited to have new Licensed Installer DCD Ltd and more Certified Builders and Drivers on the ground in Central Otago.

What is Metrapanel made from?

  • Metrapanel is a product produced by LaminexNZ where the panel is made from compressed wood fibre derived from plantation pine, and heat compressed with an exclusively formulated resin. Our re-manufacturing plant then converts the raw board to preprimed Metrapanel after applying two coats of specially formulated Resene sealant. The panel is manufactured in accordance with the standard.

What is the structural performance of Metrapanel?

  • If designed, used, installed and maintained in accordance with the scope and limitations of the BRANZ Appraisal, the Metrapanel wall and ceiling panels, and connections will meet the New Zealand Building Code (NZBC) Clause B1 Structure – Performance B1.3.1, B1.3.2 and B1.3.4. The Metrapanel System meets the requirements for loads arising from self-weight, imposed gravity loads, earthquake, snow and wind (i.e. B1.3.3(a), (b), (f), (g) and (h).
  • The ground floor construction platform must comprise of a concrete slab on ground constructed in accordance with NZS3604, or a suspended timber framed floor supported on a concrete wall or piled foundation, and the first floor load must not exceed 1.5kPa.
  • Roof pitches must be greater than 5 degrees but not exceed 30 degrees.

What height can you build up to with Metrapanel?

  • The Metrapanel system can be used for a 2.7m stud height and as per the Metrapanel Construction Manual a wall height of 3m can be accommodated.

How durable is Metrapanel? 

  • Metrapanel is classed as a medium density product at 650kg/m3, making it robust and highly resistant to impacts associated with every day wear and tear, particularly for student accommodation, rental properties, retirement villages, warehouses, and hospitals.
  • Transportable houses prove the superior qualities of the Metrapanel system by remaining rigid during transportation and only requiring minor touch ups once delivered to site.
  • If designed, used, installed and maintained in accordance with the scope and limitiations of the BRANZ Appraisal, the Metrapanel wall and ceiling panels, and connections will meet the New Zealand Building Code (NZBC) Clause B2 Durability – Performance B2.3.1 (a) 50 years.

How does Metrapanel stand up to moisture? 

  • Metrapanel is moisture resistant and all cut or exposed edges are treated with a specially formulated paint to give it all round protection from water ingress. Metrapanel has been certified to cope with 28 days exposure before covering, but obviously the sooner it is protected the better.
  • As per the BRANZ Appraisal, Metrapanel can be used for wet areas such as ‘Water Splash’ and ‘Shower Areas’ but must be waterproofed. This can be achieved using proprietary rigid shower lining systems, flexible vinyl shower wall finish or tiling. Tiling shower areas must include a wet area waterproofing membrane system under the tiles. The incorporation of vented windows and other forms of permanent ventilation are recommended in all rooms to ensure adequate air circulation and to prevent the build-up of moisture levels. Walls and ceilings in wet areas that are outside the ‘Water Splash’ and ‘Shower Areas’ may be finished with a protective paint system.
  • The use of Metrapanel wall and ceiling panels has not been assessed for rooms exposed to sustained high humidity’s (greater than 85% RH) such as a sauna, or areas where the temperatures are in excess of 35 degrees for prolonged periods such as ceiling heating installations, or in excess of 50 degrees in localised areas (e.g. adjacent to a fuel burning appliance)

What do I do if I get a water leak?

  • As a general guideline, repair the water leak, allow the panel to dry thoroughly and shrink back to size, and finish as per Metrapanel finishing guide. For major damage you may need to cut out the area and replace it with a new piece of panel, plaster and repaint.

What is the ‘R’ rating on a Metrapanel home?        

  • By combining conventionally fitted joinery and exterior cladding (as per timber framed buildings) with Metrapanel, a thermal insulation rating of up to R6.0 can be achieved.

Does Metrapanel release toxins?

  • As per the BRANZ Appraisal 364, ‘Metrapanel wall, floor and ceiling panels will not present a health hazard to people’. Results of a formaldehyde monitoring investigation have been obtained and show that the air concentration of formaldehyde in a number of finished houses is acceptable being below the WHO guideline for ‘no concern’, which is 0.05ppm.
  • If designed, used, installed and maintained in accordance with the statements and conditions of the BRANZ Appraisal, the Metrapanel wall and ceiling panels, and connections will meet the New Zealand Building Code (NZBC) Clause F2 Hazardous Building Materials – Performance F2.3.1.

What cost advantages are there with using Metrapanel?

  • The Metrapanel product cost is comparative to traditional timber framing system. However, as a result of the 40-60% faster construction, considerable savings are made on labour and finance costs, and your quote isn’t padded to allow for bad weather days.
  • Due to the large 7.35x2.45 sheet size, less stopping and painting is required, and the durability benefits result in significant maintenance cost savings.

What is the width, length, thickness, weight of the panels?

  • 36mm wall panels 7350x2450, weighs 416kg
  • 25mm ceiling panels 7350x2450, weighs 288kg
  • 25mm flooring panels 7350x2450, weighs 288kg
  • 18mm wall panels 7350x2450, weighs 214kg

What is the largest size home that can be transported?

  • 8.5 metres wide by 23 metres long - 190sqm

Can Metrapanel ceilings be used as a ceiling diaphragm?

  • Providing the ceiling panels meet the requirements as set out in section 5.3 of the Metrapanel Design and Construction Manual, Metrapanel ceilings may be used as a ceiling diaphragm.

How do the sound ratings of Metrapanel compare to traditional construction?

  • Metrapanel walls can provide an STC rating from 28 to 61 depending on the composition of the wall (statement from Auckland University 2006).
  • For noisy areas such as music rooms, home theatres and media centres, Metrapanel has a system that can achieve a STC50 rating.
  • For Inter-tenancy walls between separate household units, Metrapanel has a system that can achieve a desired STC61 rating. The inter-tenancy walls are constructed to provide structural support and both fire and sound insulation between habitable spaces from one dwelling to another. This Inter-tenancy Wall Design and Construction also boasts a FRR 30/30/30 fire resistance rating.

What is the maximum snow loading for Metrapanel?

  • Snow loading shall not exceed 1.5kPa without a specific engineered design.

What is the maximum wind zone for Metrapanel?

  • Metrapanel buildings are limited to all Wind Zones up to and including Very High without specific engineered design.

Why METRA?

Design flexibility
The smooth easily achieved Level 5 finish of Metrapanel requires minimal special preparation other than normal sanding. You can paint or paper directly onto it, and place fittings or hang pictures virtually anywhere with Metrapanel because surfaces are solid from edge to edge. Metrapanel is compatible with all usual cladding systems, masonry, timber, brick or exterior panels.

Reduced build time
A home built with Metrapanel goes up quickly and efficiently. An average sized project usually takes just one day to position and secure. Once the floor slab is down, houses built with Metrapanel are completed 40-60% faster than traditional construction methods. Weather is never a problem for Licensed Metrapanel Installers as Metrapanel is pre-primed to ensure it stays weather resistant for up to 28 days. Therefore, no time is wasted waiting for things to dry.

Cost savings
A Metrapanel building takes less time to complete and therefore costs less - labour charges are lower, the stopping cost is minimal, finance costs are reduced, and your quote isn’t padded to allow for bad weather days.

Impact Resistance
The perfection of Metrapanel is almost impossible to dent. At 650kg/m3, the density of a Metrapanel wall is significantly higher than that of solid timber. This means it can really take the bumps and bangs of everyday life, particularly in the social housing, retirement and education sectors. Therefore, the maintenance savings over time is significant.

Environmentally conscious
The Metrapanel system uses a construction panel made from engineered wood fibres and flakes – using waste product from existing manufacturing of timber means we don’t need to cut down any new trees to produce Metrapanel. Also, the speed of construction helps lessen the impact on the surroundings.

Issue #8: Autumn 2016

Welcome to the Autumn Issue of the Metrapanel Newspanel.

Although the Metrapanel team were faced with a terrible accident in January, which has devastated us all, we are now able to start looking forward to the year ahead.
The opportunities for prefabrication in the construction industry are exponential, with NZ consents at a record high since 2005 comprising 2,379 new dwellings in February 2016, and the retirement and social housing sectors forecasting a shortfall of 75,000 homes, as well, the new city focus being on multi-unit development, and non-residential activity also at its highest. Along with new classrooms required to accommodate the predicted 107,000 extra students by 2030.

Construction in NZ is boosting the GDP and interest rates are decreasing. Therefore, the need to diversify to combat record high house prices and housing for the surging migrant flows is significant - Metrapanel is the answer!

An innovative design by Wellington’s First Light Studio has emerged as the winner of the PrefabNZ UniPod design competition. The UniPod is an open-source universally accessible bathroom pod that is designed specifically for multi-unit residential applications, think social housing, retirement villages, and apartment buildings. Metrapanel is specified as both the 36mm ceiling panel and the 36mm double skinned service cavity walls

Metrapanel is now LIVE on the EBOSS library
EBOSS is an online library of product catalogues from 225 of New Zealand’s leading architectural product suppliers.  It is the most widely used architectural product database in New Zealand. Launching in 2007, architects and architectural designers quickly adopted it as the Internet resource for architectural product literature and drawings. In recent years EBOSS has seen significant growth in registrations from the large New Zealand trade audience.  Metrapanels’ decision to become a part of the library was a simple one – to get in front of as many specifiers as possible and arm them with the technical information and knowledge to go back to their clients with confidence in the product they are recommending.

Beacon Housing Matters with PrefabNZ Prebuilt Site Tour 
Housing Matters is a series of workshops and site visits to bring investors, designers, developers, builders, researchers, regulators and planners together to share information, explore case studies, develop opportunities for collaboration, and focus on solutions for quality housing development in Canterbury. 
 
Metrapanel Platinum Installer - Laing Properties were involved in a recent event on 9 March in Christchurch, they wish to thank all those who attended the event.  It included an opportunity to visit a recently completed HNZ apartment complex by Laing Properties using the Metrapanel inter-tenancy wall system. These units highlight the advantages of the Metrapanel IT wall system, STC rating of 61, 30min two way fire wall.  The HNZ apartment block viewed has a multi-use consent.  Laing Properties carried out the project management and build of this project.  The Metrapanel System is BRANZ Appraised for up to 2-storeys based on the scope of the Design and Construction Manual.  If your requirements are outside of this they will need to be engineered based on the site specifications.

RVA
The Retirement sector is a growth area that Metrapanel is focused on. Having built six retirement villages and four hospitals over time, Metrapanel have been able to perfect the offering, alongside Installers and Developers to achieve strong case studies and testimonials. Now an associate member of the RVA ‘Retirement Villages Association’, Metrapanel is involved in opportunities directly with retirement village owners and have been able to educate through speaking engagements.  The Retirement Villages Association’s strength and position in New Zealand comes from its combined village membership which accounts for more than 95% of all registered villages in New Zealand. 

With a total industry investment approaching $106bn (and growing daily), the RVA is the industry’s authoritative voice in New Zealand, looking after members and the well-being of more than 32,000 retirement village residents The Retirement Villages Association has forecast that operators will need to build 800-1,200 dwellings annually to meet rising demand as New Zealanders age, based on an average village of 150 dwellings, this would mean a further 30,000 homes would be needed by 2030.

IN THE FIELD

From Retirement Villages and student accommodation, to the first home buyer and architecturally designed homes, Metrapanel can be used to provide a durable structure built 30-50% faster than traditional methods.
A variety of projects captured over the last quarter are:

The clients were a young family, who wanted a future-proof, smart, functional, modern and energy efficient home. This 122sqm home was originally based off of a standard plan but altered and redesigned by Forever Architecture and constructed by Fusion Homes.  The strength, speed of construction, premium finish and the size of the panels, which meant no plaster joins in their bedrooms, were the main influences in their decision to build using the Metrapanel System.

Perched high on a steep site in the Port Hills of Christchurch, this unique home is supported by a strong timber pole foundation and steel subfloor.  The site itself proved challenging, with the construction of robust retaining walls and City Council and Engineering requirements for hill builds in Christchurch.  When first entering the home you notice the spaciousness, with the raking ceiling in the main living area and also featuring high windows for additional light.  Both the master bedroom and bedroom two have French doors that open out onto a deck, highlighting a fantastic view across the city.  With a bathroom for the children and an ensuite off the master bedroom for the adults, this home is compact, however utilizing the Metrapanel System provides extra floor space throughout.

In January, Metrapanel sent another four villas down to McKenzie Village in Geraldine. Metrapanel has been proudly associate with the McKenzie Village for the past five years, Maxim Construction is the local Metrapanel Installer in Geraldine having completed 45 units in this village to date.

Over the past two years we have completed 158x2 storey apartment units for HNZ in the Christchurch region alone.  The final five units were delivered in February.  These units highlight the advantages of the Metrapanel IT wall system, STC rating of 61, and 30min two way fire wall.  

IN THE COMMUNITY

Andrew Boyd, a long standing member of the Metrapanel Board of Advisors and also the Chief Executive of HealthShare Ltd, is a very busy man.  He manages the regional shared services organisation that supports five District Health Boards, 12,000 health and care professionals and 884,000 health consumers within the Midland Region.

He has decided to step out of his comfort zone by abseiling down the iconic Deloitte Building, in Hamilton on 12 June. He is raising money for the Foundation for Youth Development who facilitate inspirational, effective programmes proven to bring positive changes to the lives of young New Zealanders. 

"I've jumped out of a perfectly well functioning aircraft and bungy jumped off bridges, but I have never walked down the side of a slippery glass office block. I trust the Abseil Team will find some particularly strong ropes to support the HealthShare team 'drop their boss'.  ”said Andrew

Literature Update
The Metrapanel System updated BRANZ Appraisal #364 (2015), Issue Date:21 December 2015, along with the latest version of the Design & Construction Manual V1 are available now.  You can access both documents through the Technical Library on the Metrapanel website.

New Plans
Along with Installer feedback, we have now completed three new plans.  Regular requests had been received for design options incorporating two lounges for the predominant target market of growing families.  Whilst still meeting the focus of a sophisticated modern suburban style home. These are available to view on our website on both mono-pitch and hip and gable roof line plans. 

Matipo
This 4 bedroom, 237m2 plan boast a generous living and dining area with a separate office and 2nd closed off living area and laundry.

Hihi
This 3 bedroom, 215m2 plan has a large open plan kitchen, living and dining along with a 2nd living area and separate office.
Kokako
The 3 bedroom, 174m2 plan is a great for a first home or investment property.   This compact design features an open plan living area that opens onto a central courtyard.

New Certified Builder Training
We held our first North Island training for the year on the 8 April, this was attended by 12 builders from three different installers from as far away as Geraldine and Whangarei.  It is great to see more and more builders enhancing their skill set and knowledge by becoming Metrapanel Certified.  We now have 126 Certified Builders throughout the country.
